Memphis State : Tennessee

Memphis is the largest city in the state of Tennessee. Along with Atlanta, Memphis is probably the hottest investor rental market in the US. There are a glut of good investments with solid cashflow and some appreciation potential. But caution is advised, with so many investors there are sharks in the water preying on foreign investors by selling homes in undesirable neighbourhoods or compromising construction quality to enhance yields. Some great deals certainly exist, but the water is frothy, and thorough due diligence is strongly advised
